What is an Encumbrance Certificate and why does it matter?

An Encumbrance Certificate (EC) is the sub-registrar's record of every registered transaction on a property — sales, mortgages and liens. We pull it to confirm the property is free of unpaid loans or charges before you commit. A clean EC is the single most important document in a Hyderabad conveyance.

Do you handle the registration at the sub-registrar's office?

Yes. We compute stamp duty, arrange franking, book the appointment and accompany you through registration at the relevant sub-registrar's office, then follow up on mutation so the municipal records reflect your ownership.

Can you review a property being sold on a General Power of Attorney?

We can, and we look at GPA sales especially closely. We verify that the power of attorney is valid, registered where required, still in force, and actually authorises the sale. Many title problems in Hyderabad start with a GPA that was never properly executed.

How long does a conveyance usually take?

A straightforward resale with clean documents typically moves from title report to registration in a few weeks; the title read itself begins within about 48 hours of receiving papers. Under-construction purchases and files needing regularisation take longer. We give you a realistic timeline after the initial review, not an optimistic one.

Do you work with NRIs buying or selling remotely?

Regularly. We handle due-diligence, drafting, TDS and registration coordination for clients abroad, working through a registered power of attorney where needed and keeping everything documented so you are never guessing about what has happened.
