Buying a property
From offer to keys, with the title checked before a rupee moves.
- Title & encumbrance verification
- Agreement to sell, drafted plainly
- Sale deed, stamp duty & registration
- Possession & mutation follow-through
A boutique conveyancing practice for buyers, sellers and landlords in Hyderabad. We read the title, draft the deed, handle the sub-registrar, and hand you a property that stands on solid ground.
Most disputes trace back to something skipped at the start — an unpaid loan, a break in the chain of title, a missing approval. We do that groundwork first, in writing, so the deal above it holds.
One practice for the whole transaction. No handoffs to a broker for the "paperwork", no surprises at the sub-registrar's office.
From offer to keys, with the title checked before a rupee moves.
We package a clean, buyer-ready title so your sale doesn't stall.
Residential and commercial leases that protect the deposit and the exit.
Every deed, read line by line
A property can look perfect and still carry a hidden loan, a broken chain of ownership, or a layout that was never approved. This is where we spend our time.
You always know which course we are laying and what comes next. Nothing is registered until the ground under it is clear.
We map the property, the parties and the timeline, tell you plainly what the matter needs, and agree the scope up front.
Encumbrance search, chain of title, approvals and record checks — delivered as a written title report you can act on.
Agreement to sell, sale deed or lease drafted in language you can read, then negotiated with the other side's counsel.
Stamp duty computed, franking arranged and your appointment at the sub-registrar's office handled from start to finish.
Possession, mutation and a complete closing file — every document, indexed and yours to keep for the day you sell.
Plinth Law is a conveyancing boutique in Banjara Hills. We are not a full-service firm dabbling in property — property is all we do, and we keep the client list small enough to answer the phone.
Leads title work and registration; 15+ years on Hyderabad property files.
Runs encumbrance searches, chain-of-title review and RERA scrutiny.
The questions buyers and sellers in Hyderabad ask us most. Have one that isn't here? Send it over.
An Encumbrance Certificate (EC) is the sub-registrar's record of every registered transaction on a property — sales, mortgages and liens. We pull it to confirm the property is free of unpaid loans or charges before you commit. A clean EC is the single most important document in a Hyderabad conveyance.
Yes. We compute stamp duty, arrange franking, book the appointment and accompany you through registration at the relevant sub-registrar's office, then follow up on mutation so the municipal records reflect your ownership.
We can, and we look at GPA sales especially closely. We verify that the power of attorney is valid, registered where required, still in force, and actually authorises the sale. Many title problems in Hyderabad start with a GPA that was never properly executed.
A straightforward resale with clean documents typically moves from title report to registration in a few weeks; the title read itself begins within about 48 hours of receiving papers. Under-construction purchases and files needing regularisation take longer. We give you a realistic timeline after the initial review, not an optimistic one.
Regularly. We handle due-diligence, drafting, TDS and registration coordination for clients abroad, working through a registered power of attorney where needed and keeping everything documented so you are never guessing about what has happened.
The first consultation is free. We will look at your situation, tell you whether you even need us, and give you a clear, scope-based estimate before any work begins — never an open meter.
Send us the property details and a line about where you are in the deal. We will tell you what to check first — the first consultation is free.
