Bluewater is a private studio for waterfront living — villas and residences held to the water's edge, from Kochi's quiet backwaters to the open harbour. We show fewer homes, and know each one intimately.

The Bluewater way
Bluewater began in 2017 with a single conviction: a waterfront home is not defined by its address but by its edge — the exact line where the garden gives way to the backwater. We walk that line on every property before we agree to represent it.
We keep a deliberately small book. Roughly thirty homes across Kochi at any time, each measured for true water frontage, tide behaviour, jetty rights and the light at dawn. If a home does not earn its place on the water, it does not enter the collection.
Every home carries a verified water-frontage figure — not an estimate.

A Bluewater viewing is unhurried and, where the home allows, arrives by boat. You see the frontage at the right tide, walk the jetty, and sit on the deck at the hour the light turns. No open houses, no crowds — one home, one afternoon.

A former marine surveyor who reads tide, silt and jetty rights the way others read a floor plan. If a home floods at spring tide, Rohan will have told you first.
